Our experience and studies over the years have proven that taking care of asphalt surfaces with a regularly scheduled asphalt pavement preservation program by AMERICAN PAVEMENT PRESERVATION can save a homeowners association over $400,000 or even more on the costs of street repairs over the life of a community.
Pavement preservation applications include a latex-modified, mineral-filled emulsion seal coat, or Type 1 or Type 2 slurry seal. These applications are extremely cost effective asphalt preservation applications over the life of an asphalt surface.
A critical component to any pavement preservation plan, in addition to the latex modified seal coat or slurry seal, is first evaluating the condition of the asphalt surface. Prior to placing any seal coat or slurry seal application on any asphalt pavement surface, the surface must be evaluated for failed areas and or cracked surface conditions. Areas of failure to be reviewed are surface cracking, low water ponding areas, exposed aggregate areas, uneven areas, and potholes. All of these areas need to be evaluated for repairs or surface mitigation. Examples of applications to treat aged pavement surface conditions are as follows:
Crack Sealing seals surface cracks, 1/4 inch and wider with a quality hot rubberized crack seal material. First you use a crack seal material designed for our extreme hot weather conditions and it also requires a City of Las Vegas or Clark County specification material. Then cracks are to be airblown clean and dry prior to the application of the hot sealant. Finally you must seal the curb line joint to the asphalt edge to prevent water intrusion.
Asphalt repairs remove any cracked and damaged asphalt down to the base materials. Once the base materials are exposed, look for base failure. Is the base wet or not able to support the asphalt surface and vehicle traffic? The edges of the new patch should be saw cut and even. The new asphalt should be smooth, tight along the edges, uniform, and free from loose aggregate. The new asphalt patch should be fog sealed using an asphalt emulsion diluted 50/50 with water and sprayed uniformly across the surface.
Seal Coat and Type 1 and 2 Slurry Seal applications perform more effectively over a properly prepared asphalt surface that includes asphalt repairs and cracks sealed prior to any surface application. It is recommended that asphalt pavement surfaces are sealed when the surface is about 2-3 years old. As the pavements age other conditions cause damage that needs to be corrected. Be sure all the contractors providing estimates on your project are going to provide the same applications and quality products. Spray-on applications are less expensive but they do not apply the same amount of material as a squeegee applied application. Low price might be a result of a contractor using a less expensive and less quality seal coat, crack seal material, or not providing the same amount of asphalt repairs. Do not be fooled by high priced seal coats with extended warranties that are not long-term cost effective applications. You do not need to pay for a future warranty repair in the initial cost of any application.
