AMERICAN PAVEMENT PRESERVATION “The Leader”

Long Term Asphalt Pavement Preservation is a Value

Our experience and studies over the years have proven that taking care of asphalt surfaces with a regularly scheduled asphalt pavement preservation program, by AMERICAN PAVEMENT PRESERVATION can save a homeowners association over $400,000 or even more on the costs of street repairs over the life of a community.

Pavement preservation applications include AMERICOAT SEAL COAT a latex modified mineral filled emulsion seal coat or SLURRY SEAL Latex modified Type 1 or Type 2 slurry seal meeting City of Las Vegas and Clark County specifications.  These applications are extremely cost effective asphalt preservation applications.

A critical component to any asphalt pavement preservation plan, in addition to the latex modified asphalt seal coat or asphalt slurry seal, is evaluating the condition of the asphalt pavement surface.  Prior to placing any asphalt seal coat or slurry seal asphalt application on any asphalt pavement surface, the surface must be evaluated for failed areas and or cracked surface conditions.  Areas of failure to be reviewed are surface cracking, low water ponding areas, exposed aggregate areas, uneven areas and pot holes. All of these areas need to be evaluated for repairs or some surface mitigation. Examples of applications to treat aged asphalt pavement surface conditions are as follows:

Crack Sealing.  Seal the asphalt pavement surface cracks, 1/4 inch and wider with a quality hot rubberized asphalt crack seal material. Use an asphalt crack seal material designed for our extreme hot weather conditions. Require a City of Las Vegas or Clark County asphalt crack seal specification material. Seal the curb line joint to the asphalt pavement and concrete curb line to prevent water intrusion.

Asphalt repairs.  Remove any cracked and damaged asphalt pavement down to the base materials. Once the base materials are exposed, look for base failure.  Is the base wet or not able to support the asphalt surface and vehicle traffic?  The edges of the new asphalt patch should be saw cut and even.  The new asphalt should be smooth, tight along the edges, uniform and free from loose aggregate.  The new asphalt patch should be fog sealed using an asphalt emulsion diluted 50/50 with water and sprayed uniformly across the new asphalt surface.

AMERICOAT Asphalt Seal Coat and Asphalt Slurry Seal Type 1 and Type 2 aggregate applications perform more effectively over a properly prepared asphalt surface that includes asphalt repairs and cracks sealed prior to any surface application.  We recommend that asphalt pavement surfaces are sealed when the surface is about 2-3 years old.  As the pavements age other conditions cause damage that needs to be corrected.  Be sure all the contractors providing estimates on your project are going to provide the same applications and quality products.  Spray on applications are less expensive because they do not apply the same amount of material as a squeegee applied application.  Low price might be a result of a contractor using a less expensive and less quality seal coat, crack seal material, or not providing the same amount of asphalt repairs.  Do not be fooled by high priced seal coats with extended warranties that are not long term cost effective applications.  You do not need to pay for a future warranty repair in the initial cost of any application.

We all want to have nice looking, well maintained streets in our communities for the long term, to preserve the asphalt surface, and enhance our home values.
